Flake epoxy
A full broadcast of vinyl flakes hides the patched cracks and uneven color you get on an old slab, and the texture adds grip when the floor is wet.
Learn moreHartford has some of the oldest garage slabs in the region, and many of them have spent decades under salty slush. We grind, repair and coat them with flake epoxy or one-day polyaspartic so they clean up easily and hold up to Connecticut winters.
Get a Free QuoteHartford is a city of older housing: multifamily homes, Victorian-era and early 1900s single-family houses, and plenty of 20th-century single-family homes in neighborhoods like the West End and Blue Hills. A lot of these properties have detached garages set back on narrow lots, and many of those slabs have never been sealed.
That history shows up on the floor. Common problems we see on older city slabs include:
None of that rules out a coating. It just means prep has to be done properly, which is why every Hartford job starts with diamond grinding and a close look at the slab. Our concrete repair and floor prep page walks through what that involves.
Three systems cover nearly every Hartford job.

Learn moreCures fast and generally handles cooler temperatures, which helps with unheated detached garages and tight schedules for shared driveways.
Learn morePlenty of Hartford homes have unfinished basements too. We can coat the basement slab after a moisture check, often on the same visit.
Learn moreA typical one-car detached garage runs roughly 200 to 300 square feet, and a two-car garage is usually 400 to 480. As an estimate, flake epoxy typically lands between $5 and $9 per square foot, and a two-car garage generally falls around $2,500 to $4,800 depending on the system and how much repair the slab needs. Older city slabs are more likely to need extra grinding or patching, which typically adds $1 to $3 per square foot.

Usually, yes. Many Hartford garages are detached and unheated, so timing matters more than anything. Epoxy generally wants the slab at roughly 50°F or warmer while it cures, so we schedule those jobs for warmer months. Polyaspartic typically tolerates colder slabs and cures faster, which makes it the better pick when a job has to happen in late fall or early spring.
Rarely. Old slabs often have cracks, chipped edges, oil stains and pitted spots, and most of that can be repaired. We grind the surface, fill cracks and spalls, and check for moisture before any coating goes down. Heavy repair adds cost, typically $1 to $3 per square foot, but it is usually far cheaper than replacing the slab.
Yes. If you own a two- or three-family home with a garage, the process is the same as any single-family job. Shared garages just need a little planning so tenants can move cars out for the prep and cure window. We will talk through timing with you when we quote so nobody is surprised on install day.
We also coat garage floors in the towns that border the city.
